Homebuying 101

Buying with Olson Homes in 9 simple steps
House Heart

1. Take the plunge

Your journey to Olson homeownership starts with finding “the one.” It could be love at first sight or it could take a few visits before falling in love. To make sure you get the homesite of your choice, get pre-qualified with our preferred lender.

Signature

2. Practice your autograph

Buying a home requires signing lots of official paperwork. The first big one is the purchase agreement provided by your Olson Home Advisor. You’ll have three days to review it before signing and entering into escrow. Talk to your Home Mortgage Consultant about options to lock in your rate and secure your monthly payment.

Loan White

3. The part about the money

“Financing is my favorite!”—said no homebuyer ever. But, it’s your necessary next step on the path to homeownership. You’ll start by applying for a loan with your selected lender. Since approval is due within 21 days of signing the purchase agreement, you’ll want to do this ASAP. You may even be able to finance the cost of your options and upgrades for one low monthly payment. Talk to your home mortgage consultant about options to lock in your rate and secure your monthly payment.

4. Pull out your Pinterest board

With a little inspiration, planning and the help of a professional designer at our Design Studio, Olson makes customizing your home easy. You’ll select flooring, countertops, lighting, window coverings, fixtures and more. Double check cutoff dates with your Home Advisor or Designer so you don’t miss your selection window.

Hard Hat

5. Grab your hard hat

Get acquainted with your new home during an Open Wall Orientation with your Construction Manager. Get an overview of your home under construction and take a look at what is behind the walls before the drywall is installed.

Bank

6. CROSS YOUR FINANCIAL Ts

Before close of escrow, your loan will need to be updated. Provide recent paystubs, bank statements, and proof of homeowners insurance for final loan approval.  Meet your new neighbors and get prepared for the closing at the Homebuyer Orientation hosted 30-45 days before close of escrow.

7. The big reveal

Your Homeowner Satisfaction Representative will tour you through your newly completed home so your vision come to life! They will also educate you about the care and maintenance of your home, and your new home warranty.

Checkered Flag

8. The final stretch

You’ll approve the final loan terms and closing costs, sign your loan documents, and wire final funds to the escrow company. Remember, escrow can only close after your New Home Orientation is done!

Cheers

9. Pop the champagne

Your loan is funded, your deed is recorded with the County Recorder’s Office, and escrow is closed. Pick up your keys. Congratulations, you’re a new homeowner! But don’t worry, you’re never alone. Your Olson Homeowner Satisfaction Representative will be available to answer your questions, help with warranty requests and schedule follow-up appointments to review maintenance. There will also be an Olson Champion assigned to your community who will stay involved with the HOA and attend quarterly meetings for ten years.
